step 1: action

Complete the GET STARTED NOW form and send back to us.
This is an important step. It doesn’t matter what stage you are in your life at the moment. Great news is you have decided to do more. Grab a quiet 15 minutes and put your thoughts on paper. We value your information as it helps us put together a brief on the type of strategy and budget going forward.
step 3: appointment (no charge)
Once we receive your GET STARTED NOW form we will contact you within 48hours to set up a suitable time for a free 30 minutes consultation.
During this time We Find Real Estate will put together a detailed property brief. The brief will outline your specific needs in regard to the type of property, the location, budget and timeframe. We will explain the service offered and answer your questions about using a buyer’s agent as well as address any concerns you may have.
step 4: engage us
We will present you with a fixed price for our service. To engage us, you enter into a standard buyer’s agency agreement and pay the $850 engagement fee.
step 5: over to We Find Real Estate
This is where we RESEARCH, ASSESS and NEGOTIATE your investment.
We will then proceed to use all available means to find you a suitable investment property. This can take up to 90 days to find and negotiate a great deal as it includes hours of research and due diligence.
We search properties on the market as well as properties that are off the market, otherwise known as ‘Silent Sales’ through our industry wide contacts.
We assess the suitability of each strategy and try to align the property that best meets your requirements.
We then negotiate the best price and terms for you. Our service includes:
- Shortlisting properties that meet your criteria.
- Negotiating the selected property for the lowest price possible.
- Performing due-diligence on the property.
- Preparing a detailed 42 + page Property Investment Evaluation, which contains:
- Price details.
- Market timing (property clock).
- Tenancy details.
- Rental returns.
- Key investment indicators.
- Breakdown of location and surrounding details.
- Site map and floor plan.
- Capital growth reports.
- Any media articles.
- Property overview summarising the strategy.
- Recent Sales.
- Zone in on the property and evaluate it based on its features and condition, comparing it to other property in the area.
We study the trends, economy, and the locality and utilise numerous sources to ensure that our information is accurate.

Step 6: the shortlist
A shortlist of potential properties is presented to you each with their own Property Investment Evaluation.
This outlines the cash on cash return for your investment, as we recognise the importance of knowing your numbers when considering an investment opportunity.
Often one deal stands out amongst the rest. At this stage you need to be ‘market ready’ so that you can take advantage of opportunities as they arise.
‘Market Ready’ means having your finances in place, tax returns up to date and a property savvy mortgage broker on stand-by.
Step 7: secure
This is where we move to help you to secure the property under the negotiated terms and conditions. At this stage your finances should be at pre-approval and your deposit for purchase ready.
Most of the buying stage is now done and we now move towards settlement on your investment property.
Step 8: ongoing guidance
You have ongoing unlimited access to the We Find Real Estate team.
